About Note Investors Tools

A real investor building free tools to help others learn the note buying business.

Who's Behind This Site

Hi, I'm Rick Powell, a real estate investor and note buying enthusiast based in the Detroit metro area. I first got into real estate back in 1985, when I bought my first fixer-upper and got my hands dirty learning the business from the ground up.

Over about 20 years of real estate work, including 10 years as a licensed real estate agent, I became the right-hand man to a seasoned investor during the 2007 financial crisis — one of the most intense real estate markets this country has ever seen. That experience gave me a crash course in distressed properties, deal analysis, and creative finance strategies that you simply can't get in a classroom.

More recently I've shifted my focus to mortgage note investing. I've gone through extensive training in note buying and closed a couple of deals of my own — I'm not actively buying right now, but I built this site because I wanted a set of fast, reliable tools to help me run the numbers, and figured other investors could use them too.

Why I Love Note Investing

"With notes, you own the paper — not the property. No leaky roofs, no midnight calls from tenants, no rehab surprises. You're the bank. And being the bank makes decisions a lot simpler."

— Rick Powell

I spent years as a general contractor fixing up houses and working alongside investors. I know firsthand how much complexity comes with owning physical property. Note investing lets me stay in real estate — with all the financial upside — while cutting out a huge chunk of the headaches.

I'm still early in my note investing journey, but I've learned a tremendous amount and I genuinely enjoy sharing it. The calculators on this site are the same tools I use to evaluate my own deals. If they help you make a smarter decision, that's a win.
